Following over a year of detailed technical work, surveys and design development, we have now submitted a full planning application for a sensitively designed scheme of 26 new homes on a small (privately owned) field at Thepps Close, South Nutfield. The proposal has evolved through extensive collaboration with architects, engineers, ecologists and planning consultants to ensure a high-quality, landscape-led, and appropriate form of development for the village.

The design adopts a traditional architectural character using brick, tile-hanging and pitched roofs, with a low-density layout of houses only (no flats) to respect the surrounding built form. A comprehensive Sustainable Drainage System (SuDS) has been incorporated, including an attenuation pond that manages surface water on site and reduces flood risk both within the development and to neighbouring areas. The ecological strategy has been shaped through professional surveys and will deliver measurable Biodiversity Net Gain, enhanced landscaping, new planting and areas of open space.

On 10 December 2025, we attended the Nutfield Parish Council meeting to present the proposals publicly. While the session was understandably time-limited, we appreciated the opportunity to speak and answer questions. After the meeting, further discussion with residents continued outside the hall, and these conversations were constructive. Several acknowledged that, while their preference may be for the land to remain as fields, this site — enclosed by housing on three sides — is a logical location for new homes if development is required in the district. A number of helpful suggestions were raised, and we have confirmed that we are open to considering minor amendments during the planning process where they offer clear benefit to neighbours.

In addition, letters with a site layout plan were delivered to around 60 neighbouring properties, including Thepps Close, Kings Acre, Kings Cross Lane, and Mid Street. We have responded individually to all constructive enquiries received so far, and—as suggested during the Parish meeting—we are exploring holding a further public session so residents can view the plans in more detail and discuss any outstanding queries.

• Development delivered by a local housebuilder with a strong commitment to sensitive, high-quality design.

Should planning permission be granted, the construction period would be carefully managed, with restricted working hours, a construction management plan and appropriate controls to minimise disruption to neighbours.
