The site is located to the immediate south of Smallfield. It contains a large house, stables, a sand school and grazing land. To the west lies Broadbridge Lane and to the east lies a thick area of woodland.

The land at Bridgeham Farm, Smallfield represents a sustainable location for housing, and is the logical location to assist with meeting the settlement’s need.

Working in partnership with the landowner we are hoping for removal from Green Belt to facilitate infill and help achieve the Council’s dwelling target.

Smallfield
Surrey, RH6 9PS

The site reached stage 4 of the assessment until it was discounted on account of the Council’s Green Belt Assessment (Part 3) which concluded that exceptional circumstances did not exist – wrongly.

The land at Bridgeham Farm, Smallfield has been assessed positively through the HELAA process and against the defining characteristics of its location in order to determine its appropriate density, scale, and visual impact when measured against sound design, ecology and landscaping principles.

The Sites Consultation notes that the site (SMA031) is ecologically suitable for development and medium/high capacity to accommodate housing developments in the wider landscape with no physical constraints to development identified.

The land at Bridgeham Farm, Smallfield is well served by infrastructure and the Council’s latest Sustainability Appraisal (July 2018) confirms:

“Smallfield is a settlement that can be considered a sustainable location for growth.”

Furthermore, the Council’s own Green Belt Assessment (Part 3): Appendix 1 (2018) found that SMA031 within Smallfield was:

“strategy compliant and would have a significant role in achieving sustainable (sic)”

This is not a positive preparatory step in the preparation of the Draft Plan and will have negative implications for the district reaching its housing target. Removal from Green Belt would at least facilitate infill which would help achieve dwelling target.
